With the UK population set to grow substantially the government will have no option but to deliver more housing - applying pressure to the financial sector where necessary. In addition, governments may once again need to allow local authorities to build large-scale projects and be prepared to foot part of the bill or act as a guarantor.
The timetable to remedy the housing shortages will need to be gradual and sustained - price adjustments are likely to be smoothed. Along with increased supply, it is important not to overlook technologies that can ease delivery and maximise the use of available land/housing stock. The transactional costs of property ownership will also need to be considered, for example SDLT, which can be particularly prohibitive.
